How do I begin?

What happens after filling in an online registration?
Depending on the nature of the enquiry or what you request, we will either contact you by telephone, e-mail or log your details on our database ready to match your requirements and keep in regular contact with you
Why choose mainly "off plan" properties?
We have exclusive access to property opportunities directly from developers before they are released into the market for general investment. We obtain properties at its lowest price and negotiate genuine and substantial discounts from 12.5%-22.5% off market value.

Why don’t you buy these properties for yourself, if they are that good?
We do, we know the benefits and we are constantly looking for new investments for our self and our investors. We have been asked by a number of professionals to acquire and manage portfolios on their behalf, so we include sourcing and managing properties as part of Asset Hallmark services. Developers are only interested in speaking to investment companies who can deal on multiple property purchases. Therefore, we can deal on your behalf if you wish to buy 1 or more properties.
Why are properties discounted?
Developers offer discounts for off plan & pre-sale to generate capital to fund developments This helps their financial status, saves on marketing and allows to speed up the selling process.
Why should I include overseas foreign properties in the portfolio?
Overseas properties are also discounted and excellent to let on short term holiday rental basis, which have a far higher rental yield than any UK acquired property. Bear in mind holiday lets are not necessary long term so we recommend balancing your portfolio with UK investments.
Is buying overseas more difficult?
No, not at all. The process is very much the same as buying in the UK – reservation, exchange and completion. However, Asset Hallmark will assist you with this process. Purchase procedure to acquire an overseas property may differ from country to country.
How do I know that the developer’s discount and rental income are real?
An Independent survey is carried out before the development is available to the wider market. These valuations are usually conducted by surveyors who assist finance companies which provide you with the mortgage.
Rental assessments are also carried out by our associate company Wiltonbridge Properties Limited and other reputable approved Letting Agents.
Should I rent or sell my investment property?
It is always best to wait and see. Circumstance can change so you have a few options However, you have plenty of time as the property is still being built, to make the best decision to suit your situation. We are more than happy to advise you at the time.
Will I be able to sell my off plan investment before completions?
Yes, most developers will allow this and we will also assist you in finding a buyer before completion.
Do I let my property furnished or unfurnished?
This is entirely up to you, but you can expect better rental figures if you furnish the property. However, there are a number of factors to consider like location, type of market, etc. But most often tenants look for furnished apartments. Asset Hallmark can advise. We can help you with furniture packages.
Do you have a membership fee?
No, we do not; many other companies will charge you a fee to become a member. But we are completely free from this.
How do I find out about new developments?
We regularly notify our members who have submitted their details for FREE on the latest opportunities by Phone, Text, or E-mail. We upload details of investments on our website regularly, you can visit our offices to talk more, and we can also send details of new developments in the post.
How does Asset Hallmark earn their fees?
In some case we negotiate a deal on behalf of developers and investment companies who pay us a commission, but usually we charge clients approx 2% fee + VAT on the gross price on each property they purchase. We charge this fee for sourcing the property deal, administrations and forming the package cost.
What if I do not have much money to invest?
We have relationships with financial experts who will help you release equity from your home or buy to let property by way of re-mortgage.
Do you use gifted deposits?
Yes, most developers and lenders will allow up to 5% gifted deposit, Asset Hallmark do not make this decision. However, we will help you to negotiate the discounts with developers.
Do I need to buy the property in my name?
Yes, we provide you with developments on offer for you to buy; however, we are working on our syndicate scheme that will enable you to buy a development site along with others.
Do I use my own solicitor and mortgage consultant?
We can do all this for you. We have appointed specialist companies who will help you in the formalities of this process.
Is the property market going to crash?
Not even the bank of England can answer that, we know people need shelter and have every confidence to its long term future, no matter what happens in the economic cycle.
What if interest rates go up?
Interest rates will always fluctuate within any normal economic cycle. We always recommend that you take this into consideration.
Is now a good time to invest?
It is important to gain a profit on the purchase – meaning you should always purchase below the market value. So Yes, invest now you already have instant equity and so you are effectively buying at the bottom end of the market.
