Purchase Procedure


Step By Step Guide To Investing In Property

Here is what you do...

  1. Register your interest with Asset Hallmark by providing your details. We are then able to notify you with new opportunities via e-mail, post, by phone or text. JOIN FOR FREE
  2. Take a look at the opportunity with full information of floor plans, specification, rental assessment, benefits, discounts, cost price etc.

  3. Once you have decided to proceed with the purchase of a property, complete the online registration form, or print off and complete your details. You can also contact us on +44 (0)161 446 1414 to reserve the plot number. RESERVATION FORM
  4. Complete, print and sign the reservation form. Pay the reservation fee of £1000 either to The Developer or Asset Hallmark by cheque or credit card to secure the plot/apartment with The Developer. RESERVATION FORM
  5. In some cases, a finder's fee will have to be paid to Asset Hallmark, Usually 2% +VAT of the headline "Gross Price". This depends on the agreement we have with The Developer. We take this payment by cheque or credit card paid to "Asset Hallmark"
  6. Once we are in receipt of your Finder's Fee, we will notify the relevant Mortgage Advisor and Solicitor, who will contact you within 72 hours to commence the Mortgage application. Pre-approval Mortgage Form
  7. Solicitors acting on behalf of The Developers will draw up contracts and forward the appropriate documents to you and to your appointed Solicitors.
  8. Once you are in receipt of your purchase contract, you will have 28 days to sign and return the documents to your solicitor with a deposit of 5%. Deposits can vary and Asset Hallmark can advise investors on the terms of such properties on a project-by-project basis.
  9. After the deposit has been paid, and on exchange of contract, you are committed to purchase the property from the developer and the developer is committed to selling it to you.
  10. Your solicitor should keep you updated of your purchase throughout the process. We offer facilities to ensure everything is running smoothly. Prepare yourself before completion. If you decide to re-sell, then you need to actively market your property, but if you decide to keep it for yourself or to let, then you need to ensure that your mortgage funds and other finances are ready on completion date. We can provide you with a “ Complete Transaction Management ” service, allowing you to concentrate on your core business.
  11. After completion take notes of all outstanding payments, i.e. mortgage fee, stamp duty (if applicable), solicitor fees and legal expenses.
